Do Amityville wprowadza się rodzina Montellich. Wydaje im się, że los się do nich uśmiechnął i że w tym domu będą mogli doznać pełni szczęścia. Wkrótce jednak zaczynają doświadczać niewytłumaczalnych zjawisk. Okazuje się bowiem, że dom położony jest na starym indiańskim cmentarzu. Anthony Montelli and his wife, Dolores, move into the house of their dreams with their children, Sonny, Patricia, Mark, and Janice "Jan". Things go well at first, but everything changes after it is discovered that there is a tunnel in the basement leading into the house from an unknown place.
