王大寶意外得到伯父的遺產一棟價值半億的別墅，進入別墅卻被租客異界執法者蕭夢菲，呆萌蘿莉楚小小，人界執法者臥底沈亞桐裝神弄鬼嚇的半死。 為了入住別墅，王大寶和三女簽訂了屈辱性的不平等條約，從此他和三女展開了一連串神奇、爆笑、曖昧的故事。 在這個過程中，美女公寓住戶四人組破壞了靈界生物一個又一個陰謀，抵抗了靈界敵人一次又一次進攻，保護人界社會的平穩，使得人界的公民不受到靈界生物的傷害。 王大寶也逐漸從一個被保護者的角色，向一個靈界樞紐守護者的角色轉變。
